1. Introduction
Welcome to Keras Cliff House, a high-end vacation rental mansion in Agia Galini, Crete.
The following Terms and Conditions govern your use of the property and the services provided by Minoan Solutions MIKE and its managing partner,
The Grove OE. By confirming your booking, you agree to adhere to these Terms and Conditions.
2. Booking Policy
Minimum Stay: The minimum stay at Keras Cliff House is five (5) nights.
Payment Terms: A non-refundable deposit of 50% of the total booking amount is required to confirm your reservation. The remaining balance is due 60 days prior to your check-in date. Failure to pay the balance by the deadline will result in cancellation of the booking without refund.
Cancellation Policy:
Cancellations made more than 60 days prior to check-in will forfeit the deposit but will not incur additional charges.
Cancellations made less than 60 days before check-in are non-refundable.
No Security Deposit: No security deposit is required for the stay.
3. Check-in and Check-out
Check-in time: 12:00
Check-out time: 12:00
Early check-in or late check-out can be arranged upon request and are subject to availability. Additional charges may apply.
4. Occupancy Limit
The maximum occupancy of Keras Cliff House is twelve (12) persons, including adults, children, and staff. Additional guests are not permitted unless expressly agreed upon in writing.
5. Use of Property
Parties and Events: Parties and events with outside guests are only allowed if organized through an approved event management company. For guests staying at the property, small gatherings are permitted, provided they are within reason and do not disrupt the peace.
Smoking Policy: Smoking is permitted in outdoor areas only. Guests are required to be cautious about fire hazards, especially during dry conditions in Crete. Smoking inside the villa is strictly prohibited.
Pet Policy: Pets are allowed on the premises. The owner is liable for any damage caused by pets during the stay. Additional cleaning fees may apply if extra cleaning is required due to pets.
6. Liability and Damages
Damage to Property: Guests are responsible for any damage caused to the property, including damage caused by pets or invitees. Damages must be reported immediately, and guests will be billed for the cost of repairs or replacements.
Liability Disclaimer: Minoan Solutions MIKE and The Grove OE are not liable for any bodily harm, injuries, or accidents that may occur during the use of the property or its facilities. This includes, but is not limited to, the pool, hammam, sauna, gym, and outdoor sports facilities such as the paddle court or fitness areas. Guests are responsible for supervising children and using the facilities responsibly.
7. Additional Services
Keras Cliff House offers additional services to enhance your stay:
Concierge services, private chef, excursions, and workshops can be arranged upon request. If these services are provided by third parties, Minoan Solutions MIKE is not responsible for their terms and cannot be held accountable for any issues arising from those services.
Guests should review the third-party provider's Terms and Conditions prior to booking any additional services.
8. Privacy Policy
A detailed privacy policy will be provided separately. Please be assured that Minoan Solutions MIKE is committed to protecting your personal information and will not share your data without your consent.
9. Governing Law and Jurisdiction
These Terms and Conditions shall be governed by and construed in accordance with the laws of Greece. Any disputes arising out of or in connection with these terms will be subject to the exclusive jurisdiction of the courts of Greece.
10. House Rules
Guests are expected to maintain the villa in a clean and tidy condition.
Any breach of these Terms and Conditions, including unauthorized events, smoking inside the villa, or exceeding the occupancy limit, may result in immediate eviction without refund.
